About these terms

These terms apply when you use amare.ae, book.amare.ae or portal.amare.ae, send us an enquiry, or book a stay directly with Amare Holiday Homes LLC (“Amare”, “we”, “us”), a licensed holiday home operator registered with the Dubai Department of Economy and Tourism. By using our websites you accept these terms. If you do not accept them, do not use the websites.

Using our websites

• Give accurate information when you fill in a form or make a booking.
• Do not misuse the websites, for example by sending spam, trying to break security, or scraping content.
• You must be 18 or older to make a booking or sign a management agreement.

Revenue estimates for property owners

A revenue estimate is our good-faith view based on market data and the details you give us. It is not a guarantee of income. Actual results depend on demand, pricing, seasonality, the condition of the property and other factors outside our control.

Property management starts only when you and Amare sign a written management agreement. That agreement sets the fees, duration, notice period and other terms. If it conflicts with these terms, the management agreement applies.

Booking a stay on book.amare.ae

• A booking is confirmed only when payment succeeds and we send you a confirmation. Prices are in UAE dirhams and include the fees and taxes shown at checkout.
• The cancellation policy shown for your home and dates at the time of booking applies to your stay. Contact us before booking if you want to review it.
• Dubai tourism rules require every guest to register before check-in. You must send a valid passport or Emirates ID for each guest when we ask for it. We may refuse check-in if you do not.
• The number of guests must not exceed the number on the booking. Parties, events and smoking inside the home are not allowed.
• You are responsible for damage caused during your stay beyond normal wear and tear. We may charge the cost of repair or replacement, or ask for a security deposit before check-in.
• We may end a stay without refund if guests break the house rules, the law, or building regulations, or put people or the property at risk.
• Check-in and check-out times, and building access details, are in your confirmation.

If you book an Amare home through Airbnb, Booking.com or another platform, that platform’s terms and cancellation policy apply to your booking. Our house rules still apply during the stay.

Content and intellectual property

The text, photos, logos and design of our websites belong to Amare or are used with permission. You may not copy or reuse them for commercial purposes without our written consent.

Third-party services

Our websites link to and use third-party services, such as WhatsApp, Instagram, Stripe and booking platforms. Their own terms and privacy policies apply, and we are not responsible for their content or availability.

Liability

We work to keep the information on our websites accurate and up to date, but we do not promise it is free of errors or always available. To the extent the law allows, Amare is not liable for indirect or consequential loss arising from your use of the websites. For a booking, our total liability is limited to the amount you paid for that booking. Nothing in these terms limits liability that cannot be limited under UAE law.

Privacy

Our Privacy Policy explains how we handle your personal data.

Governing law

These terms are governed by the laws of the Emirate of Dubai and the federal laws of the UAE. The courts of Dubai have jurisdiction over any dispute.

Changes to these terms

We may update these terms. The version on this page on the date you book or submit a form applies to that booking or enquiry.
